Vienna is just west of Tyson’s Corner, with 123, called Maple Avenue, running right through the middle. The borders jump around through the neighborhood but I-66 is the southernmost border, Nutley Street to the west, then it cuts up to Northside Park and includes Westwood Country Club. Vienna’s population is 16,000.
You have easy access here to the Vienna Metro Station, which is the recently opened Silver Line.
Settlers first came to Vienna in the mid 1700’s and named it Ayr Hill. In the 1850’s the town name was changed to Vienna by another settler, who renamed it after his hometown in New York. In June 1861, one of the earliest battles of the Civil War happened here, and there are still several markers in Vienna on the Civil War History.
In Vienna you will find homes at a variety of price points. There is a good bit of single family detached housing available in the $700’s to $1M range. But it will depend what you want. If you’re looking for a huge house on more land, that will be tougher to find until you get into higher price points. There are ramblers in the $700’s, and then split levels and colonials as you approach the $1M mark. Once you get to the $1M to $1.2M price range, there are going to be a lot of options available. And the prices go up from there, so if you want to spend over $2M you can, but these will either be new construction or much larger homes. You will find that there are a lot of teardowns, which is typically a rambler style home or something else that is less home on more land. These get torn down frequently and turned into what people call McMansions. I found a street for you where it was teardown, McMansion, teardown, McMansion, teardown, McMansion.
Condos in Vienna start in the mid to high $200’s and go to about $500,000. Townhouses pick up at the $500,000 price point and go over $1M, depending on area, condition and size.
There are lots of grocery stores in Vienna – Giant, Whole Foods, Fresh Market are all off Maple Avenue. Harris Teeter is a bit south near 66.
For restaurants there is Greek, Mexican, Italian, Burgers. You have a little bit of everything on Vienna’s main strip of Maple Avenue with enough to satisfy all palettes. This isn’t the boring suburbs by any stretch, you do have a variety of ethnic foods. But of course, Tyson’s is just east with their options for restaurants as well.
In Vienna, there’s shopping and restaurants along Maple Avenue. This is basically the Main Street of Vienna. There are some chain stores like Michael’s Crafts, and then smaller shops where you can get most quick conveniences. There’s also another shopping center, Cedar Park Shopping Center, which is at the corner of Cedar and Park. You can venture over to Tyson’s within a couple minutes if you need, as Vienna is very centrally located for easy access to pretty much everything.
The town of Vienna has 12 Parks, some of them include Nottoway Park, Cunningham Park, George C. Yeonas Park (I know his grandson) which is where the Vienna Little League plays, Northside Park, and fields at Waters and Caffi.
The Vienna Recreation Center is home to recreational and educational programs they offer as well as festivals & concerts year-round. There’s Chillin on Church which is a monthly block party June to September, Fourth of July fireworks at Yeonas Park, a Halloween Parade, Holiday Stroll, Oktoberfest, a Kids on the Green summer series of events, Farmer’s Market, ViVa Vienna which is a music and craft festival, and rides on Memorial Day Weekend.
Every time I read about the NoVa parks and Rec I get pissed off that I live in DC.
The W & OD (Washington and Old Dominion) Trail goes right through Vienna. The entire trail is 45 miles and runs from Shirlington in South Arlington to Purcellville, Virginia.
Vienna Aquatic Club is a private club. Membership is limited to 450 members and there is currently a wait list of 3-4 years. It’s $775 to join and then $500 dues. The pool is only open in the summer months.
Cardinal Hill Swim and Racquet Club is located in Wolf Trap Steam Valley Park. There’s a 7-8 year waitlist currently and they have 650 members. Membership is $3525 and dues are $850 annually.
Hunter Mill Swim & Racquet Club has a Vienna mailing address but it’s up near the Dulles Toll Road pretty close to Reston. It’s $750 to join and $700 annual dues. There has not been a waitlist in the past but there is one now. There are no estimates available about the timing.
Vienna Woods, almost not worth mentioning with their 11 year wait list. They offer 750 memberships, one time fee is $1700 and annual dues are $695. Vienna Woods is located right by Cunningham Park.
If you got the money honey you can join Westwood Country Club. There’s a $75,000 initiation fee.
Wolftrap is a national park for performing arts. Lots of concerts happen here during the season, May – September, of all music types, dance performances, opera.
People move to Vienna for the same reasons anyone would move to a sought after suburb. The family activities are plentiful, the living isn’t hectic and the schools are good. In Vienna, 40% of the households have children under the age of 18.
In Vienna, there are several elementary schools. Cunningham Park, Louise Archer, Vienna, Marshall Road and Wolf Trap. There are two middle schools – Thoreau Middle, Kilmer Middle and an option to do Advanced Academics at Jackson Middle in McLean. These schools all feed to Madison High School. Madison’s academic programs include AP classes, Global Classroom with partnerships with Colombia and France, and Residential Governor’s Programs for 10th and 11th graders interested in Visual and Performing Arts. They have a separate website, Warhawk Sports, with information about the sports at Madison. They have a really robust sports program – Football, Tennis, Cross Country, Field Hockey, Dance, Golf, Basketball, Baseball, Crew, Softball, Lacrosse, Track. They have a ton of sports fields, it is incredibly impressive.
The “Great Schools Scores” pretty much track to what we see all over. Elementary scores are 7’s 8’s 9’s. Middle school drops to 5-6 and high school is a 6. These scores are pretty subjective though because they are based on test scores. Let me tell you about test scores. My 5th grader just finished up a math module and now they are working on prepping for their next round of standardized tests which is over a month from now. These are your Great Schools score people. Take it with a grain of salt.
Also in Vienna is Lee Music Studio which offers piano and trumpet lessons.
Dogs are well represented in Vienna. One of the best specialty vets in the area is in Vienna – Hope Vet. You can see them for general veterinary visits, but they have ophthalmology, cardiology, and oncology.

Northern Virginia has an abundance of excellent Indian restaurants, but the ambrosial preparations created by chef Deepak Sarin make Bansari a standout. A native of Rajasthan, Sarin is deft at cooking from a range of Indian regions. His expertise is marked by his masterful blending of whole spices, and you can taste the freshness and pungency in every dish.
Among the appetizers is a heaping bowl of fire engine–red cauliflower bathed in a silken chile sauce with mustard seeds for crunch: Gobi 65. Sarin deconstructs the typical samosa, instead building layers of potato pockets, showered with chickpeas, mint chutney, and tamarind sauce.
Sarin incorporates the region’s East Asian influences with Indo-Chinese dishes. The nutty hakka noodles are interspersed with slivers of crisp green and red peppers, cabbage, carrots, and scallions. Bathed in a sweet, salty sauce, it’s a lighter version of lo mein.
Even the tikka masala enjoys a nontraditional spin by folding achar pickles into the marinade before roasting. The tender chunks of tandoori chicken arrive bathed in a smoky sauce, redolent with red chiles and garam masala.

Desserts are as balanced as the rest of the menu. A fresh fruit crumble, judiciously sweetened, is paired with an ethereal, deeply flavored, meltingly rich raspberry ice cream. And its ephemeral nature just makes it more enticing.

Vienna / Modern European / $$$$*
You won’t be wowed by the ambiance at Maple Ave Restaurant. The window-wrapped box of a dining room looks out on a not-so-charming view of next door’s car wash. The fact that it’s cracked the top 10 is a testament to the cuisine of chef Justė Židelytė and the thoughtful service of general manager Ricardo Teves.
All this combines for one of the most disarmingly romantic dining experiences in NoVA. That’s because the four-course tasting menu includes two choices for each round. Židelytė recommends that you try everything that way, nibbling half of your partner’s empanada in peppery sauce or their truffled, vegetable-dotted mushroom risotto.
But no pressure: You might each need your own portion of dishes as inspired as the smoked tomato fettuccine. Quite simply, it’s one of the best pasta dishes in the region. Slick, squiggly housemade noodles are coated in a sauce that betrays just enough smoke to add a note of mystery. Italian pork sausage and tiny bites of cauliflower are there for both texture and flavor, as is a crunchy shower of garlic-chile breadcrumbs.
They say never to order pasta on a date, but it’s worth making an exception here. The spare space will allow you and your other half to be transfixed by each other — and an unforgettable meal.

Nostos professes a fresh, modern take on Greek culinary culture, and guests won’t be disappointed. Just stroll through the breezy restaurant, with elegant white walls, airy linen curtains, and warm-hued hardwood floors, and you’re transported to a Mykonos evening with close friends.
Silky and fragrant avgolemono, a traditional Greek chicken soup, is presented in a substantial vessel and offers a luxuriously lemony experience. Souvlaki, made from skewered swordfish, beef, or chicken, are perfectly charred and never a wrong choice.
Nostos serves savory and stunning dishes like kreatomezes, a medley of mouthwatering meats that pairs Greek-style meatballs, wonderfully marinated chicken, and skillfully seasoned lamb chops for a delectable “a little of everything” dish. An impressive seafood star at Nostos is the rockfish lemonato, an icon of lean, delicious cuisine basking in tantalizing wine sauce, capers, and mushrooms.
Dessert should not be overlooked. Baxevanis, Nostos’ over-the-top take on baklava, blends apples, apricots, raisins, cinnamon, and ice cream for a wow factor. It’s the genius fusion of blissful baklava and a glorious ice cream sandwich.

Personal touches can make a world of difference. Chef Roberto Donna and his wife, Nancy Sabbagh, understand this truth at their new restaurant in Vienna. Right down to the pane sfogliato rolls delightfully blessed with Parmigiano-Reggiano, this inventive Italian destination proves great food brings people together.
Donna has been on the DMV restaurant scene for decades, bringing his magic to more than a dozen dining establishments. At Roberto’s, opened earlier this year, the décor is as inviting as the cuisine. Captivating Chihuly chandeliers explode from the ceiling, and porcelain Venetian masks adorn walls.
Sophisticated food is the star here, with unforgettable dishes like veal scallopini and fettuccine alla Parmigiana, tossed tableside. VIENNA, VA — A lower real estate tax rate is being considered in Vienna as a public hearing approaches on Monday, April 24.
Town Manager Mercury Payton's 2023-2024 budget proposal calls for reducing the rate from 20.5 cents per $100 of assessed value to 20.25 cents per $100 of assessed value. For 11 straight years, Vienna has kept the real estate tax rate the same or reduced it. Town of Vienna property owners pay the tax on top of Fairfax County's real estate tax.
Increasing property values continue to impact property owners and factor into budget discussions. Under the town manager's tax rate proposal, the average residential tax bill would be $2,041, an 8.6 percent increase from last year due to increased assessment values.

However, Town Council is considering an even lower rate than what was proposed — 19.5 cents per $100 of assessed value. According to Town Council documents, the reduction would decrease the impact of assessment increases for average taxpayers by over half.
The lower rate is possible by "adjusting certain revenue budgets to reflect recent conditions and by removing a proposed increase to health insurance rates that did not occur," according to the documents.

Virginia law requires a public hearing on the real estate tax rate if assessments would result in a 1 percent increase or more. The equalization rate, which equates to 101 percent of the taxes charged to property owners last year, would a 19.41 cents per $100 of assessed value tax rate in Vienna.
The public hearing on the tax rate allows residents to provide feedback on the proposed rate. Residents may sign up to speak at the meeting or provide feedback by email to the mayor, Town Council, or the town's finance director.
Final adoption of the budget and tax rate will happen at the Town Council meeting at 8 p.m. on Monday, May 15.

VIENNA, VA — Vienna ranks among Virginia's top communities for public schools and raising a family, according to the best places to live rankings published Monday by Niche.
Niche, an online platform that ranks cities and communities as a way to help students and their parents find the schools and places to live that are right for them, has been publishing the "Best Cities to Live in America" rankings for nine consecutive years.
In the 2023 ranking, Vienna was named the 20th best suburb in Virginia and 40th best place to live in Virginia. Niche gave Vienna an overall A+ grade. The town received A grades for public schools, being good for families, outdoor activities, nightlife, and health and fitness. B grades were assigned for housing, jobs, crime and safety, diversity, weather and commute. A C grade was given for cost of living, a grade similarly seen in other DC area communities.

Vienna was ranked higher for public schools and raising a family. It was named the 14th best suburb and 15th best place in Virginia for public schools. Vienna was also named the 20th best suburb to raise a family in Virginia.
Niche creates the annual Best City to Live rankings by using data from several sources, including the U.S. Census, FBI, Bureau of Labor Statistics, and the Centers for Disease Control and Prevention, combined with resident reviews.

VIENNA, VA — A motion to pause a project adding a sidewalk on one side of a residential street failed with a Vienna Town Council vote Monday.
Funding for sidewalk projects had been left by the trust of the late Councilmember Maud Robinson, wife of late mayor Charles Robinson. The $7 million — the majority of her estate — was left to fund sidewalks in areas where they're not being planned or funded.
Melody Lane, located between Lullaby Lane S and Desale Street SW, is close to Cunningham Park, Cunningham Park Elementary School and Vienna Woods Swim & Tennis Club.

In November 2021, Town Council authorized engineering reports for sidewalk projects on Melody Lane SW and several other roads. The final design was authorized in November 2022. Engineering studies have resulted in a recommendation for sidewalk on the even side.
On Monday, Councilmember Nisha Patel proposed stopping any more engineering studies on the final design of sidewalk on the even number side of Melody Lane SW. Patel cited a resident petition against the sidewalk on the even side of Melody Lane mentioning concerns of drainage issues, safety and potential impacts to trees.

"It's a very low traffic area and they propose that there are other streets in town that need a sidewalk more than Melody Lane," said Patel.
Patel said proposed sidewalks wouldn't be continuous from the even side of Melody Lane to Desale Street SW, Symphony Circle SW and Lullaby Lane S. However, a sidewalk on the odd side would be continuous to Symphony Circle SW and Desale Street SW to the north.
Patel also noted the limitations from the trust requiring sidewalks go where there is existing curb and gutter.
"We're not able to put in sidewalks where we might feel that they're necessary or more practical, because we have to follow the guidelines of this trust," said Patel.
The recommendation for sidewalk on the even side was partly due to the odd side having a larger slope that would require more earth work and retaining walls, according to Horner. On the impacts to trees, Horner said six trees would likely need to come down on the even side of Melody Lane for the sidewalk project.
On the odd side, three trees would be in the way and need to come down. However, Horner said 13 others on the odd side would not be in the path of the sidewalk but could be impacted by grading requirements.
On the drainage concern on Melody Lane, acting director of public works Christine Horner said Melody Lane has no inlets. Stormwater on the road drains down to Desale Street SW, where there is an inlet that carries the water to a stream.
Other councilmembers spoke in support of sidewalk on the even side instead of the even side.
Councilmember Steve Potter argued Melody Lane is an active street with children walking to Cunningham Park Elementary and Thoreau Middle School.
"The topography of Melody [Lane] passes poses a danger as drivers have limited visibility when they crest over the hill," said Potter. "There have been several close calls as folks are coming and going into the Vienna Woods pool."
Mayor Linda Colbert mentioned residents on Symphony Circle have shared feedback on where they feel it is safe for children to cross walking to school. Those residents expressed concerns about crossing Lullaby Lane due to traffic from the busy Tapawingo Street SW. The mayor believes it would be safer for children to walk on the even side of Melody Lane SW and turn on Lullaby Lane without crossing.
All councilmembers except Patel voted against the motion.
