Three new businesses, including a full-service ramen bar, have been announced for the West Falls development in Falls Church.
Honoo Ramen and Bar, Perspire Sauna Studios and Casabella Salon will join the nearly 1.2-million-square-foot development in Falls Church, the largest in the city’s history, according to a news release.
Previously announced retailers coming to West Falls include Ice Cream Jubilee, Mason’s Famous Lobster Rolls, fast-casual burger concept BurgerFi, Korean comfort restaurant SEOULSPICE and early education and preschool program Tierra Encantada.
"As we near the completion of West Falls later this year, a landmark project in the history of Falls Church, we are pleased to introduce this next wave of restaurants and experiential retailers coming to the neighborhood,” Shawn Seaman, president of West Falls developer Hoffman & Associations, said in the release. “From the over 18,000-square-foot outdoor community space, The Commons, to the contemporary residences, dining, shopping and wellness offerings, West Falls is poised to become a dynamic destination and vibrant community in Falls Church.”
Here’s more on the newly announced businesses:
• Honoo Ramen and Bar will open its first location with 4,000 square feet located centrally on The Commons at 153 W. Falls Station Blvd. in fall. It will be a full-service restaurant offering Japanese yakitori, traditional Japanese ramen, aburasoba and tsukemen, all made in-house daily, the release states.
• Perspire Sauna Studio, a national infrared sauna studio company, plans to open its new, nearly 2,000-square-foot location at 7140 Leesburg Pike in fall 2024. The wellness company provides centuries-old sauna practice with infrared heat and red-light therapy, as well as contrast therapy alternating between hot sauna and cold temperature treatments. This will be the first Perspire Sauna Studio in Northern Virginia, opened by two local entrepreneurs.
• Casabella Salon, a Washington, D.C.-based nail salon, will open its second location with over 2,000 square feet at the base of The Oak [condominiums] at 267 West Falls Station Blvd. This location will offer a high-end, high-experience approach to the company’s natural services including manicures, pedicures and nail enhancements.
West Falls is the first component of a 40-acre development between Leesburg Pike and the West Falls Church Metrorail Station. The project is intended to add an active and pedestrian-friendly area to the region, according to the release.

The 61-year-old retail strip in West Falls Church has been targeted by the not-for-profit health system VHC Health for a future emergency department and urgent care center, according to a special exception application recently submitted to Fairfax County.
“This innovative hybrid model of a Freestanding Emergency Department combined with an Urgent Care Center (the ‘FSED-UCC’) will offer convenient and timely access for emergency patients, many of the Applicant’s scheduled outpatients, and the general public,” Walsh, Colucci, Lubeley & Walsh attorney Kathryn Taylor wrote in a statement of justification for VHC Health.
Built in 1953, Graham Center was anchored for decades by Harvest Moon, a Chinese restaurant and banquet hall that became popular for wedding receptions after it opened in the mid-1980s. However, the restaurant closed permanently during the pandemic, leaving behind a mix of small shops, including eateries, a nail salon, a shoe repair outlet and a Vietnamese supermarket.
County property records show that VHC Health bought the 105,698-square-foot site at 7234 Arlington Blvd for $2.4 million in July 2023. The future of the still-operating tenants remains to be determined, but VHC Health’s application says the one-story retail building will be demolished.
VHC Health Vice President of Real Estate Acquisition and Development Adrian Stanton said in a statement to FFXnow that the organization has “maintained open and continuous communication with the tenants about plans for the site” since it purchased the property.
VHC Health chose the Graham Center location because we saw a need in the surrounding community for an important and currently unavailable care option — emergency department services co-located with urgent care services. VHC Health prides itself on offering convenient healthcare options in the communities where our patients live and work…Given the current condition of the property, the plan includes redevelopment as part of the County review and approval process. While we wait for approval from the County, we are still working to determine what other healthcare services and business development opportunities will be offered that will benefit the community most.
According to the Feb. 16 application, which was first reported by Annandale Today, the retail strip will be replaced by an approximately 24,250-square-foot, 40-foot-tall medical facility. About 14,000 square feet will be devoted to the emergency department and urgent care center, while the rest will house primary care, specialty and diagnostic imaging services.
The proposal continues VHC Health’s recent push to expand beyond its main hospital in Arlington with more community-oriented sites around Northern Virginia.
“The primary purpose of the proposed facility will be to decompress high emergency department utilization on the nearby Virginia Hospital Center campus and provide the surrounding community with an important and currently unavailable care option,” the application says. “In addition, the medical services of the FSED-UCC will be provided at a fraction of the cost for services typically furnished at conventional emergency departments or hospitals.”
A special exception is needed to allow the facility in a commercial district that limits office uses to 25% of the lot. The facility is categorized as an “office” under the county’s zoning ordinance because it won’t support overnight stays or regular ambulance usage, according to Taylor.
As part of the redevelopment, VHC Health has offered to eliminate access points to the property except for a northeastern entrance along Graham Road and a southwestern entrance along Arlington Blvd, which will be upgraded with crosswalks and ADA-compliant curb ramps.
Other proposed infrastructure improvements include:
Expanding the drive aisle to 22 feet wide will enable community members to continue using it “in a more efficient and safe manner,” the application says.
VHC Health estimates that the future emergency and urgent care facility will see 19,556 patients a year, though it’s expected to generate 1,279 fewer weekday daily trips than the current retail uses. The facility will be open 24 hours a day and have 40 employees, with up to 20 on-site at any given time.
It will be the first facility of its kind in Virginia, according to Taylor.
“Adjacent to residential communities and proximate to other commercial uses, the proposed medical office will complement surrounding uses and will be a significant asset to surrounding neighborhoods as well as Fairfax County as a whole,” the application concludes.
The application is currently awaiting a review by Fairfax County planners.

A mixed-use condominium building taking shape in the upcoming West Falls neighborhood is now seeking prospective residents.
Developer Hoffman & Associates announced on Monday (March 4) that it has opened sales for the 126 condos in The Oak, a 174,000-square-foot, 11-story building under construction at 255 West Falls Station Blvd in Falls Church.
On track to be delivered in late 2024, the complex will feature about 23,000 square feet of retail on its ground floor and approximately 8,000 square feet of indoor and outdoor amenity space.
The restaurants SEOULSPICE, BurgerFi and Mason’s Famous Lobster Rolls, and the Spanish immersion preschool Tierra Encantada were revealed last summer as the first retail tenants in West Falls. They’re all expected to open this fall.
Designed by SK+I Architecture, the condo units come in one, two and three-bedroom layouts, including penthouse residences. Most of them feature terraces or balconies, and the building was designed to achieve LEED Gold certification with LED light fixtures, green roofs and bioretention areas, according to Hoffman & Associates.
“These residences offer a unique opportunity to live in the vibrancy of the West Falls neighborhood in a dynamic city and come home to inspired design and inviting amenity spaces,” Hoffman Realty Principal Broker Michelle Giannini said. “This condominium is truly unique, and we look forward to welcoming future residents to discover all that The Oak has to offer.”

Indoor amenities include the light-filled fitness center, pet spa and bike storage, as well as the residents’ lounge, which offers a large communal dining table, lounge seating, fireplace, wet bar and built-in coffee machine for entertaining. The Oak also offers two outdoor terraces for relaxation and community connection on the second and eleventh (rooftop) floors. The second-floor terrace will feature lush greenery, alfresco dining areas, an outdoor kitchen with grills, a sprawling lawn, a pergola and cozy seating areas complete with a TV and a fire pit – all westward facing perfect for soaking in the sunset. The rooftop terrace will also offer lounge seating options with sweeping views of the West Falls neighborhood and beyond.
On track to be delivered in late 2024, The Oak is part of the first phase of development on Falls Church City’s former George Mason High School site.
The first phase will also include a hotel, a medical office building, two parking garages and an apartment building with a grocery store — all expected to be substantially complete by January 2025, the developer previously told the Falls Church City Council.
Approved by the council in 2019, West Falls will be the largest development in Falls Church history, bringing 1.2 million square feet of residential, commercial and civic space to a nearly 10-acre site. Community amenities will include an 18,000-square-foot gathering space called The Commons.
The neighborhood will eventually be integrated with planned projects at the West Falls Church Metro station and Virginia Tech’s Northern Virginia Center campus. Combined, the cross-jurisdictional redevelopment effort will transform 40 acres between Route 7 (Leesburg Pike) and the Metro station.

FALLS CHURCH, VA — Three future retail additions have been announced by developer Hoffman & Associates for the West Falls mixed-use development coming to Falls Church.
Honoo Ramen and Bar, Perspire Sauna Studios and Casabella Salon will join previously announced retail at West Falls — Ice Cream Jubilee, Mason’s Famous Lobster Rolls, fast-casual burger concept BurgerFi, Korean quick service restaurant SEOULSPICE and education and preschool program Tierra Encantada.
Honoo Ramen and Bar will open its first location at the West Falls Commons, 153 W Falls Station Boulevard in fall 2024. The full-service restaurant will serve Japanese yakitori, traditional Japanese ramen, aburasoba and tsukemen made in house.
Perspire Sauna Studio, located at 7140 Leesburg Pike, will also open in fall 2024. The infrared sauna studio focuses on infrared heat and red-light therapy treatments. This will be the first Perspire Sauna Studio in Northern Virginia.
Casabella Salon, a popular DC nail salon, will open its second location at The Oak at 267 West Falls Station Boulevard in fall 2024. This location offers high-end services like manicures, pedicures and nail enhancements.

"As we near the completion of West Falls later this year, a landmark project in the history of Falls Church, we are pleased to introduce this next wave of restaurants and experiential retailers coming to the neighborhood," said Shawn Seaman, president of Hoffman & Associates. The nearly 10-acre development's first phase is expected to open in late 2024. The development is on the former George Mason High School site at Route 7 and Haycock Road and helped fund the new Meridian High School construction. Components of West Falls include 126-unit The Oak condominiums, 400 apartments, Home2 Suites by Hilton Falls Church, The Wellness Center medical office building, grocery store, Commons outdoor gathering space and The Reserve at Falls Church senior living. West Falls will be part of a larger 40-acre development of the West Falls Church Metro area.

FALLS CHURCH, VA — Retail plans are taking shape at the West Falls development under construction in the west end of Falls Church City.
Three restaurants — SEOULSPICE, BurgerFi and Masons Famous Lobster Rolls and early education center Tierra Encantada will join the West Falls development by fall 2024, according to developer Hoffman & Associates. The first phase of the development is expected in late 2024.

"With over 18,000 square feet of open space for community use along with modern residences and exciting retail concepts, West Falls will serve as a dynamic destination and vibrant community in the heart of West Falls Church."
SEOULSPICE is a fast casual restaurant specializing in Korean comfort food. The future location at 150 West Falls Station Boulevard will be its eighth DC area location. The menu is completely gluten free and features house-made sauces, marinades and juices.
BurgerFi is a fast casual burger concept that will be located at 170 West Falls Station Blvd. Its burgers are made with American Angus beef containing no steroids, antibiotics, growth hormones, chemicals or additives. The menu also includes its vegetarian VegeFi Burger, Wagyu beef, cage-free "Fi’ed" chicken tenders and sandwiches, fresh-cut fries, onion rings, frozen custard desserts, beer, wine and more.

The third restaurant will be Mason’s Famous Lobster Rolls at 235 West Falls Station Blvd. Mason’s Famous Lobster Rolls, is the largest lobster roll brand in the U.S., uses high-quality lobster sustainably sourced from Maine.
The other retail addition will help fulfill a need for early childhood and preschool in the region. Tierra Encantada will open its second Northern Virginia location at 7131 Magnolia Street, offering early education and preschool program focusing on cognitive development and a play-based learning model. The program also emphasizes diversity with a fully Spanish curriculum and provides organic made-from-scratch meals.
The West Falls development, which is expected to open its first phase in late 2024, will be a mixed-use development on the former George Mason High School land after the new Meridian High School was built. The development will include 400 apartments, 126 condominiums, 215 units of senior living, a Hilton hotel, medical offices for the Wellness Center, retail, a grocery store, and a central outdoor space called the Commons. Seasonal events and programming will be hosted at the development when it's open.
The nearly 10-acre development is the first piece in a larger 40-acre development around the West Falls Church Metro station. The other portions, recently approved by Fairfax County, are on Virginia Tech and West Falls Church Metro land.
The West Falls Church Metro site will be the largest piece of the development with 25 acres. That development will replace 800 underutilized surface parking spots at the Metro station with up to 90 townhouses, 810 apartments, an office building, retail, green space and a transit plaza with kiss-and-ride and bus stops. The existing parking garage at the station will remain.
The Virginia Tech redevelopment on 7.5 acres is planned to get up to 440 multifamily residential units, office space and Virginia Tech institutional use.
The development will be connected through a new grid of streets, as well as new bike lanes and shared-use paths connecting Route 7 and the Metro station. The Metro station's transit center will also get an upgrade with a new bus loop and four bus stations, new kiss-and-ride area, and new bike racks and lockers.
The West Falls Church Metro part of the development could break ground as soon as 2024 and Virginia Tech as soon as 2025, pending site plan and building permit approvals from Fairfax County.
