A company linked to Digital Realty is planning a data center on the site of a former brick yard in Manassas, in Virginia’s Prince William County.

First reported by Potomac Local News and InsideNoVa, a company known as Digital Second Manassas LLC is looking to develop a 185,000 sq ft single-story data center at 9905 Godwin Drive in Manassas.

Demolition work has begun on the existing Glen-Gary brickyard, which opened around 1964 and closed in 2019. The site was purchased by Digital Second for $5.75 million in 2018, according to city assessments.

According to an SEC filing, Digital Second Manassas is a listed subsidiary of Digital Realty. It also shares an address with the company.

There is a data center campus on the opposite side of the road at 10000-10006 Godwin Drive. It isn’t listed on Digital Realty’s website, but an SEC filing from 2018 notes Digital Realty acquired 10000-10006 Godwin Drive for $16.5 million.

Satellite images show three buildings (shown as IAD100, IAD101, and IAD102) with a fourth (IAD103) seemingly in development. The likes of DataCenterhawk, CloudScene, and Upstack have the address listed as a DRT campus, while Greenpeace links the site to AWS, likely the campus tenant.

Manassas Community Development Director Matt Arcieri told Inside NoVa Digital Second Manassas is in the process of demolishing the brick plant while the building plans go through a second city review.

The city reportedly doesn’t have a clear timeline on when the company is planning to begin construction once the building plans are approved.

QTS also operates a data center on Godwin Drive at number 9400 which it recently filed to expand. Less than a mile away from that campus, JK Land Holdings is looking to redevelop an existing Comcast data center at 11101 University Blvd.

The injured people were taken to area hospitals for treatment, the Metropolitan Washington Airports Authority said.

MANASSAS, Va. — At least seven people were injured on a flight to Germany from Texas that had to be diverted to Dulles International Airport in Virginia on Wednesday night, the Metropolitan Washington Airports Authority (MWAA) confirmed.

Lufthansa flight 469 was headed to Frankfurt, Germany from Austin, Texas when it experienced "significant turbulence" at 37,000 feet altitude over Tennessee, the FAA said.

The pilot executed an emergency landing and the plane landed safely at Dulles around 9:10 p.m., MWAA said. They responded to Lufthansa's Airbus A330 and ended up having to transport seven people to local hospitals for treatment of injuries.

It wasn't clear how serious their injuries were.

A man who claimed his wife was on the plane told WUSA9 that the people injured weren't wearing seatbelts because the turbulence came as a surprise.

Lufthansa provided the following statement to WUSA9 on Thursday afternoon:

"Lufthansa flight LH469 on March 1 from Austin, Texas (AUS) to Frankfurt, Germany (FRA) encountered brief but severe turbulence about 90 minutes after takeoff. The Lufthansa flight made an unscheduled landing at Washington Dulles Airport as a precautionary measure. After the Airbus A330-300 landed, affected passengers received medical attention. Lufthansa ground staff at Dulles are currently attending to the well-being of passengers and rebooking them accordingly. The company is currently reviewing the exact situation together with its own staff and with national and international authorities.

"Lufthansa regrets the inconvenience caused to passengers. The safety and well-being of passengers and crew members is Lufthansa's top priority at all times."

No other information was immediately available.

The final boundaries for the new school just outside the Manassas city limits feature several small tweaks from what the boundary formation committee originally proposed in January. In addition, rising fifth-graders will remain at their current school with additional busing provided.

Under the final boundary plan approved last week, children from the following communities will still be rezoned. Students from Coverstone, Coverstone IV, Crestwood, Marywood Apartments, Rosemary Ridge, Stonebridge, Sudley Crossing Apartments, Summertree Condos, The Knolls at Bull Run and Winchester at Bull Run would all be rezoned from their current schools to the brand new Rosemount Lewis.

Meanwhile, students from Heritage Crossing Condos, Highland Park, Manaport Plaza, Stonewall Acres, Sunnybrook, West Gate Plaza and parts of the Irongate Community will move into Suella G. Ellis Elementary School.

Unlike previously recommended plans, the boundaries of Yorkshire Elementary will be unaffected, and students from the Bull Run Mobile Home Community will remain there. The Fairmont Community and Hallmark Manor will also go unaffected.

“Since [the draft recommendation in January], we did have a public hearing, and although we didn’t have in-person participants for the public hearing, we did have participants online that did leave comments for us and feedback on the plans,” Superintendent LaTanya McDade said of the changes. “And so we attempted to incorporate some of that feedback that shows engagement from both the committee – that represents the communities that are part of the boundary discussion – as well as the feedback from families within those communities that’ll be impacted.”

The changes, McDade said, reflected feedback from those groups as well as School Board members Lisa Zargapur (Coles District), Jen Wall (Gainesville) and Adele Jackson (Brentsville).

The finalized plan leaves Rosemount Lewis projected for 555 students in the 2023-24 school year, which will be its first in operation. By the 2027-28 school year, the division is projecting it will have already reached its built capacity with over 650 students.

All told, three different rezoning plans were considered for the new school, and all attempted to balance enrollments at all the affected schools within 15% of their “overall capacity utilization” over three years.

The impacts of the new school will be dramatic on all of the area’s existing elementary schools. This year, Loch Lomond, George Mullen, Sinclair, Sudley and Yorkshire elementary schools were all over capacity. Lomond and Sinclair are the most overcrowded, at 116% and 118.3%, respectively. Lomond has seven portable classrooms while Sudley has eight.

With the opening of Lewis, all of the area’s schools are projected to all fall under 100% of built capacity for the 2023-24 school year, though projected growth in the area means that by 2027-28, Lewis and five other area schools will again be over capacity.

The comprehensive plan goes on to say that the property could serve as an opportunity for a new “full-service” hotel or a mix of retail, restaurant, residential and lodging uses, but the EDA made clear in its press release Thursday morning that no future use for the property had been decided. Any such decision will likely come after a period of public outreach and comment.

“No decisions regarding the continued temporary operation of the property in its current condition or the future use of the site have been made,” the EDA’s release states.

According to City Economic Development Director Patrick Small, the site was of interest to several private investors and developers, with discussions about its purchase going back years.

“Recently our discussions have been about having the owners themselves build a new hotel or facilitating a sale to a third party for that same purpose,” Small said in the press release. “After a lot of discussion, modeling, and planning the owners decided that they preferred to have the City acquire the property because they felt that the best use of the site would result from a more public process.”

Small told InsideNoVa that the conversations “gained momentum” in the last two years, but that as with all discussions of property acquisition, the negotiations had remained confidential. Other city officials were not immediately available to comment as the city council began its annual retreat on Thursday. The EDA will now have 60 days to “conduct due diligence on the site” before it can assign the contract to the city council, who would then approve, complete and fund the purchase.

The property was originally built in 1964 as a motel. Assessed in 2022 at a value of $1.77 million, the property was most recently sold in 1996 for $1.88 million. It is currently owned by Jay-Kishan Inc.

“I want to thank the owners for working so closely with us, their confidence in the City’s leadership is uplifting,” Mayor Michelle Davis-Younger said in the press release. “I am eager to work with Council and our residents over the next few years to determine the future of this property.”
